HOUSE RULES

  • Maximum Guest count:  The Farmhouse accommodations has:  Master Suite 1: King Bed | Master Suite 2: King Bed | Bedroom 3: Queen Bed / Total adults 6.   The maximum occupancy shall be no more than 2 adults per bedroom, excluding minor children.  No events or parties over six additional day-guests are allowed without prior approval with the homeowner. 
  • Check-In / Check-Out Times:  Check In time is at 3pm on the day of your arrival.  Check Out is at 11am on the day of your departure.  Please contact us to request an early Check In or late Check Out.  If we can accommodate your request, we happily will.  Failure to depart on time will result in a fee of $150 per hour past 11am.
  • Pets:   No pets of any kind shall be permitted on the Property AT ANY TIME.  By violating our “No Pet Policy” your credit card will be charged an additional $2000.
  • Security Surveillance:  The property is outfitted with security cameras at exterior entry locations on the Property.  Renter(s) hereby agrees to live surveillance at the Property during their occupancy at the Property.  Renter(s) further agrees not to tamper with or attempt to turn off security surveillance systems at the Property.
  • NOISE / COMPLAINTS: The Ranch is in the country, and noise travels very far.  Renter(s) shall not make or permit any excessive, disturbing or annoying noise in or on the grounds of the Property or do anything that will interfere with the rights, comforts, or conveniences of surrounding ranches.  NO NOISE is permitted before 9:00am and after 9:30pm.   Any complaints or violations received concerning the behavior or excessive noise WILL result in the substantial additional fees.
  • Water & Septic System:   The property is on private well and septic systems.  The mineral content in the water is high.  The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at any time.  If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages.
  • Smoking is NOT allowed ANYWHERE ON THE PROPERTY.  The Ranch is in a very high fire zone. (if evidence of smoking is found, this will result in substantial additional fees charged to your credit card)
  • Fireplace: Depending on environmental conditions, the fireplace will only be allowed to be used with written consent. (use of the fireplaces without authorization will result in substantial additional fees charged to your credit card)
  • Ranch Farm Animals:  Some of the Ranch animals are down “Harrison Road” Please DO NOT drive your vehicle down this road.  The animals consist of 2 Llamas, “Mamma Llama & Harriet”, and four goats; Sugarplum, Trixybell, Gidget & Buttercup.  PLEASE ”ADMIRE” ONLY.  DO NOT feed or go into the pasture with them without supervision.
  • Other Animals and Insects:  You will be in the country and there are other animals and insects that live there too.  You may see:  cows, deer, wild pigs, foxes, coyotes, spiders, snakes, mice, rats, birds, frogs, snakes and who knows what else. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.  By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises, and the Ranch at Canyon Ridge (RCR) will not be liable for any injuries.
  • Illegal Drugs & Other Substances:   There shall be no use of any illegal drugs or any other illegal substances at the Property or areas directly surrounding the Property by Renters, occupants or visitors.  Alcohol consumption is permitted for those at least twenty-one (21) years old. RCR strongly recommends that no alcohol consumption take place in or around the swimming pool or hot tub.  Alcohol consumption at the property may greatly increase the risk of harm to You and Your Guests.
  • Trespassing:  No Trespassing on any neighboring properties at any time.  No Exceptions
  • Vendors:  Any Vendors (i.e. private chefs, massage therapist, caterer, etc.) who will be on the Property during your stay must be properly licensed and you must send RCR a copy of their liability insurance prior to entrance to the property.
  • Events:  Under No circumstance may an event be held at the Property.  The Guest count may not exceed the permitted number of guests as set forth in the Agreement.  RCR’s Guest Policy is strictly enforced.  Your violation of this policy will result in immediate termination of your occupancy and additional fees will be charged to your credit card.
  • Pool / Spa:   Renter(s) will be required to execute a “Swimming Pool / Hot tub Liability Release Form” (attached) Hot tub can be heated with the buttons in the hot tub – see instructions.  HEATING OF THE POOL IS STRICTLY PROHIBITED AND POOL EQUIPMENT AREA IS OFF LIMITS TO ACCESS.  PLASTIC CUPS ETC ONLY AT POOL AREA.
  • Maintenance:  RCR’s Property Manager makes every attempt to carefully maintain the Property, personal property within and RCR farm animals.  Just like your own home, however, unexpected and/untimely failures of equipment and appliances may occur.  If something is not working properly, please call and report the problem immediately.  We will attempt to correct the failure as quick as possible and we ask for your patience and understanding in the interim.
  • Air Conditioning & Heating – The Farmhouse has AC and heat.  Be mindful that the property is on propane, which is very costly.  When you leave, please turn off the “NEST” thermostat.
  • LIMITATION OF LIABILITY:  Renter(s) and their guest(s) will be using the facilities and amenities at the property/ranch at their own risk and will not hold RCR liable for any personal loss, injury or death arising from the use of the said facilities and amenities, including but not limited to, exposure to allergens, molds or chemicals around the property; use of the recreational facilities offered at the property, including the pool/hot tub; by wild, farm or domestic animals or insects at, in or on the property.
  • Indemnification:  Renter(s), for themselves and their guests and visitors, hereby agree to indemnify, defend and hold harmless the owners of the Property, RCR and their employees, property manager, officers, directors, owners, agents, and assigns from any and all costs, expenses, attorney fees, suits, losses, settlements, judgments, fines, liabilities, damages or claims for damages arising out of or in connection to any damage to the property or any injury caused to or death of any person (including guests or visitors) occurring during Renter(s) use of the pool/hot tub or grounds  surrounding the Property, including any acts or omissions on the part of the Renter(s), agent, assigns, guests, vendors or visitors.
  • Notification of Injury to Person or Damage to Property:  Renter(s) shall immediately notify RCR of any damage to the Property or injury taking place to any person on the Property or on the grounds surrounding the property, regardless of the cause of such damage or injury, which occurs during the Rental Period.
  • Termination of Rental Agreement:  Renter(s) failure to adhere to the terms and conditions as set forth in this Rental Agreement will result in RCR, Property Manager or Owner having the option to terminate this Rental Agreement, resulting in the forfeiture of Renter(s) Security Deposit, reservation fees, and any other fees paid or owing to RCR pursuant to this Rental Agreement. (No refunds will be given for weather)
  • Renter(s) Disputes:  If any claims, dispute or collection proceeding arises out of or is related to the Agreement, Renter(s) shall be liable for all reasonable attorney’s fees and costs incurred by RCR.  This Rental Agreement is executed in accordance with the laws of the State of California and shall be governed by, construed and interpreted in accordance with the laws of the state.  The parties agree that venue for any action between them to enforce, construe or interpret any term of this Rental Agreement shall be in the Superior Court of the State of California in and for the County of Santa Barbara, California.

Renter’s RESPONSIBILITIES at check-out:  At Check-out time, Renter(s) shall return possession of the Property to RCR in the same condition of cleanliness, order and repair as it was when the Renter(s) took possession at Check-in Time.  Renter(s) shall ensure that all of the following items / tasks are taken care of or completed:

CHECK-OUT INSTRUCTIONS:  Check out is at 11:00 AM
– Late check-out is possible.  Please reach out to homeowner to see if possible.

– Prior to your departure, please tidy up the cottage by doing the following:
– Remove all perishable items
– Take out the trash, and put tied bags in trash cans – Due to local wildlife, food and trash should not be left outdoors
– Load and start the dishwasher (no plastic cups)
– Place all used towels in the bathtubs
– Turn off all lights, electronics and appliances
– Close and lock all windows and doors

– Please report any damages or incidents that may occur on the “Incident-Breakage Report,” located in your welcome book and to both the owner and Evolve
– Additional fees will be imposed if the cottage is found in an unsatisfactory condition, so please return it to the condition in which you found it

  • Please leave Key on kitchen island.  A $100 fee will be charged for each key not returned.

We will send you a welcome letter 2 weeks prior to your arrival and provide address & instructions for entry to the property.

Swimming Pool & Hot Tub Liability Release Form

Vacation Rental:  The Ranch at Canyon Ridge, LLC – “FARMHOUSE”
BY RENTING THIS PROPERTY, THE RENTER UNDERSTANDS THAT HE/SHE HAS READ AND WILL ABIDE BY ALL THE HOUSE RULES ABOVE, HAS RENTED THE PROPERTY LISTED ABOVE AND ACKNOWLEDGES THAT IT HAS A SWIMMING POOL AND HOT TUB.
Indemnification:  Renter(s) for themselves and his/her/their guests and visitors hereby agree to indemnify, defend and hold harmless “The Ranch at Canyon Ridge, LLC” and it’s Owners, employees, property manager, officers, directors, agents, and assigns from any and all costs, any expenses, attorney fees, suits, losses, settlements, judgments, fines, liabilities, damages or claims for damages arising out of or in connection with Renter)(s) use of the Property, including but not limited to, Renter(s) or their guests and visitors use of the pool or hot tub or Renters(s), their guests and/or visitors use of the pool or Hot tub, which is located on the Property listed above.
Pool & Hot Tub: 
Be aware that this property does have a pool and hot tub that is not visible from the Ranch house.  Therefore, carefully consider whether this property is safe for you, your family, guests and/or visitors.
No children under the age of 16 are permitted in the pool or hot tub at any time without ADULT supervision.  When using the hot tub, remember there can be certain health risks associated with hot tubs.  Use at your own risk.
The property is on propane which is very expensive, so please use the hot tub heater sparingly
HEATING OF THE POOL IS STRICTLY PROHIBITED AND POOL EQUIPMENT AREA IS OFF LIMITS TO ACCESS
NO DRINKING GLASSES ARE ALLOWED IN THE POOL AREA.  PLASTIC WINE AND DRINKING CUPS ONLY.
  IF a glass breaks in the pool area, by law, we are expected to drain the 30,000 gallon pool.  IF it is discovered that glass was broken in the pool area, you will be charged substantial fees and be liable to cover additional costs of draining and refilling the pool. NO RUNNING in the pool area.
Disclaimer and Release of Liability:  Renter(s) hereby acknowledges and assumes the risk of occupying a property which has a pool and hot tub and the injuries and loss typically associated with pool and hot tub related injuries, including minor to sever physical injury or death.  Renter(s), their family, guests and visitors will be using the pool and hot tub at their own risk. Renter(s), for themselves and their guests and visitors, hereby agree to indemnify, defend and hold harmless the owners of the Property, “The Ranch at Canyon Ridge, LLC and their employees, property manager, officers, directors, owners, agents, and assigns from any and all costs, expenses, attorney fees, suits, losses, settlements, judgments, fines, liabilities, damages or claims for damages arising out of or in connection to any injury caused to or death of any person (including all guests or visitors) occurring during the Renter(s) use of the pool or hot tub or areas surrounding the pool or anywhere else on the Property.
